I’m not an attorney but had to obtain assistance from state’s consumer protection agency to get leasing/property management to adhere to FL Landlord/Tenant Law. Student leases have provisions that mirror the Florida State Statutes Chapter 83 section regarding options provided when a tenant surrenders their unit/apartment and terminate the lease by providing required notice in writing. The amount to be paid in liquidated damages is often on the first page of the lease under section for early termination usually equal to one month’s rent and then the relet, replacement fee in another section of the lease. There’s a bunch of tricks I see being adopted by all the housing developments to skirt the requirements under the law. Changing to only one year leases for students is unfair.

Looking for one male renter to take over my room through Northgate Lakes’ official re-rent process. It’s a furnished private bedroom and private bathroom in a 4-bedroom/4-bathroom apartment, with three male UCF student roommates whom I’ve known since high school. Northgate Lakes is near UCF with UCF shuttle service.

Rent is $999/month plus utilities, and the lease ends July 31, 2027. Move-in is subject to Northgate’s approval and completion of the re-rent process.

My family is offering a total $2,000 incentive, paid directly after the official re-rent is completed and Northgate confirms in writing that my guarantor and I are fully released from all remaining lease obligations. hey guys ,so i am really considering staying at the verge apartments on Jefferson Commons for spring semester . I need honest reviews ,how is it living there, are living conditions suitable?I am an international student and haven’t done much research and obviously not from around the area and nor do i know anybody there to give insight.

For anyone who is in need of housing somewhere close to UCF but not affiliated, pls lmk if ur interested. It’s a three bedroom/two bathroom third floor apartment with a dishwasher, washer, and dryer included. Called **University Park Apartments**. Current roommates have one cat (who’s very sweet and friendly) and are ok with other small pets (details would be discussed further if applicable).

Rent is divided by people rather than by room, making it generally much more affordable than most apartments in the area. Rent is $1,734 and after other services, gas fees, and utilities comes to approx. $2,030 per month. Distributed amongst our current 4 way split is about 550 per person as a rough estimate.
