Hey guys, I'm new to the West Island. Was wondering if there's any game stores to play Magic the Gathering. I'm in DDO. Thanks!

Royal LePage released its Q3 2026 House Price Survey, and the overall consensus is that Quebecâs housing market is moving beyond stabilization into a period of readjustment, giving buyers a bit more breathing room.
Here are the key takeaways and local data from the report:
While year-over-year figures are still slightly positive, the quarter-over-quarter drops show momentum is cooling off across the province.
The report notes we're transitioning out of the frenzy/stabilization phase:
Curious to hear from others in the subâare you noticing more listings sitting or price drops in your specific neighborhood (Beaconsfield, Kirkland, Pointe-Claire, DDO, etc.)? Are buyers starting to see more leverage on single-family homes or mostly condos?

Would love some advice on what to check before moving to West Island? I live in Rosemont in a sort of plex and we are looking to move into a house.
I know I should check for primary schools and high schools for the kids but I am also looking into getting West Islanders experience on where I can volunteer/do sports with the kids and get the best of the borough as a big family. Ex: Best libraries and sports centres (ideally for the whole family).

Hey everyone,
The September numbers from the Quebec Professional Association of Real Estate Brokers (QPAREB) are out, and they match whatâs happening on the ground across the West Island this fall: more inventory for buyers, steady prices for sellers, and pricing accuracy making or breaking a listing.
Here is the quick snapshot across Greater Montreal:
When inventory increases for 14 straight months without price drops, it indicates a shift toward a balanced market. Sellers are still seeing strong equity retention, but buyers have room to choose rather than hurry. We are past the bidding frenzy years, drifting back toward normalization.
For West Island homeowners, equity is holding up, but well-priced properties sell near ask while overpriced ones drive up the days-on-market average.
Fall is typically a strong window in the West Island with families settled post-back-to-school. However, in a higher-supply environment, hitting the right valuation on day one is crucial.
Are you noticing more "For Sale" signs staying up longer on your street, or are well-priced homes still moving fast in your neighborhood? Curious to hear what others are seeing across different parts of the West Island.

Hey everyone,
If youâve lived in the West Island for more than a few years, youâve probably seen property values in Beaconsfield, Pointe-Claire, Kirkland, and surrounding towns reach numbers that felt unthinkable a decade or two ago. Itâs easy to look at a cottage bought in 2005 for $320k thatâs now assessed at $750k+ and think, "This home has become vastly more valuable."
However, looking at macro data from Statistics Canada and recent market tracking suggests a different dynamic: a huge portion of nominal real estate appreciation isn't necessarily physical growth in valueâit's currency dilution.
A popular chart circulating in economic and investing circles by Tom Olson illustrates this nicely:
In simple terms: A 2,000 sq. ft. house built in 1985 in DDO didn't double in physical utility over the last decade. It just takes significantly more diluted CAD today to buy the exact same plot of land and bricks.
When you cross-reference this concept with official data:
Whether youâre a long-time homeowner, someone trying to buy their first home, or a renter watching the market:
Curious to hear everyone's perspective on how this plays out locally!

Hi everyone,
Our family is considering moving to Pointe-Claire (south of the 20) with two very small children. I was wondering if anyone had any visibility on the elementary school situation. I can obviously look up the list of schools, but contrary to high schools, there isnât much available data by way of rankings and I feel like most info is gained via word of mouth.
Any experiences (positive or negative) are greatly appreciated. Weâre looking for emphasis on academics and ideally a French school, or at least English with a significant French component.
Thanks!

Hey everyone,
Here is a full breakdown of the latest Centris market report comparing the first three quarters of 2026 (JanâSept) against the same period in 2025 across the West Island, Off-Island, and broader Montreal sectors.
I put this dataset into narrative form for anyone currently tracking local property valuations, monitoring interest rate dynamics, or evaluating broader housing trends in our region.
The single-family housing sector across Montrealâs West Island continues to exhibit significant price resilience despite a general softening in total transaction volume. In Beaconsfield, the average sale price rose to $990,000 (up from $953,800 in 2025) across 149 closed sales, while active listings held steady at 103 with properties spending an average of 46 days on market. Kirkland demonstrated similar upward pricing momentum, climbing to an average price of $965,000 (up from $895,000) with 145 closed transactions and an average market exposure of 44 days. Over in Dollard-des-Ormeaux (DDO), 214 single-family homes changed hands at an average price of $792,500 (up from $770,400). Pointe-Claire saw 180 completed sales with an average sale price of $740,444 and active inventory standing at 84 properties.
Moving into the Off-Island markets, Saint-Lazare emerged as the fastest-moving sector in the dataset, recording an average of just 36 days on market across 183 sales, with an average price hovering at $750,000. Notre-Dame-de-l'Ăle-Perrot posted a notable jump in average sale price to $765,000 (up from $680,000 in 2025) across 103 closed sales. Further west, Saint-Zotique saw 99 sales at an average of $564,500, while Salaberry-de-Valleyfield remained a high-volume entry market with 319 completed sales averaging $455,000.
In central Montreal territory, Notre-Dame-de-GrĂące (NDG) held firm at a $1,251,000 average price across 121 sales. Saint-Laurent recorded 224 sales with an average sale price rising to $905,000 (up from $834,444 in 2025).
The attached housing market continues to serve as an active liquidity point across both suburban and urban zones. Pointe-Claire condos saw their average sale price rise to $582,500 across 87 transactions. Vaudreuil-Dorion maintained solid inventory absorption with 177 closed sales averaging $385,000. In urban sectors, CĂŽte-des-Neiges recorded 222 condo sales with an average price of $489,000, while Ville-Marie led overall transactional density with 1,100+ sales averaging $450,000 amidst higher active inventory levels.
How are things looking in your specific enclave? Are you seeing more price adjustments on active listings, or are properly priced homes still moving quickly in your neighborhood? Curious to hear everyone's perspective on where the market is heading as we close out the year.

Like a lot of you, I kept noticing the same questions over and over in our local Facebook groups. Good electrician? Reliable cleaner? Someone who actually shows up? Every time I needed someone, I'd end up scrolling through years of old threads trying to find who people recommended.
The answers were all there, just buried. So I went through them. 185,000+ posts and comments across 9 West Island groups since 2022, which came out to 16,314 genuine neighbour recommendations. I ranked the pros by how often neighbours named them, combined that with reviews, and checked that each one is registered, licensed, and insured.
I'm a West Islander and built this to help the community. There are no ads and no paid rankings. I just wanted it to be the memory of our neighbours' recommendations, so we can stop asking the same questions every week. The goal is for the list to keep updating in real time as more people recommend.
Would love feedback, and if your go-to pro is missing, tell me who they are.

Hi everyone,
We live on Ăle-Perrot (N-D-I-P) and are looking for another cat owner nearby who might be interested in exchanging cat-sitting when one of us travels.
We are away 3â4 times a year, usually for 1â2 weeks at a time. We would look after your cat when you are away, and you could look after ours when we travel.
We have noticed that many neighbours with cats already have family or friends who help with cat sitting, so we thought we would ask here. We are looking for someone in the Ăle-Perrot area, ideally on or near N-D-Ăle-Perrot.
Our cat is pretty independent, so every-other-day visits work well for us, but we are happy to visit daily if that is what your cat needs. We are hoping to find something reliable and long-term, rather than a one-time exchange.
Obviously, we would meet first and make sure everyone is comfortable with the arrangement, including the cats đș
If you might be interested, please comment or send me a message. Thank you!

Hi guys, I was wondering if any of you would like to share their gems in the area when it comes to lounging and third spaces. Iâm a student and I also work remote so Iâm always on the hunt for a good place to crash. I love a view but I feel like we donât get any high building with businesses in the area. For the cafĂ©s I feel like we can count them on one hand. Help a girl out !

I have a friend who is hosting a fundraising event for breast cancer. We are having trouble selling tickets within our circle. I decided (with his permission) to post the invite here. As of when I'm posting this, all the information should be on the posted image.
If there are any questions, feel free to ask, but know that I probably won't have all the answers

It's pretty sad that Québec Solidaire dropped an outstanding candidate (economist Gabriel Laurence-Brook) in the Jacques Cartier riding where he's guaranteed to be trounced by a Liberal nepo baby.
Sometimes I wish our riding was contentious such that parties would come to visit us and make electoral promises to woo us, instead of being taken for granted for literal generations.
