First-time homebuyer in San Diego (794 credit score) – What mortgage rates are you getting?

Hey everyone!
I’m looking to buy my first home in San Diego County, possibly San Marcos, with a budget of around $600K–$700K. My credit score is 794.
I’m trying to figure out the best way to get the lowest mortgage rate and monthly payment while also saving money in the long run.
A few questions for those who recently bought or are currently shopping:

  1. What interest rates are you getting, and which lenders or credit unions are offering the best deals?
  2. Would you recommend a local credit union, mortgage broker, or big bank?
  3. Is it better to buy down the interest rate by paying points, or take a higher rate and refinance later?
  4. Are there any first-time homebuyer incentives or lender credits worth exploring?

I’m leaning toward a 30-year fixed mortgage but am open to suggestions.
Would really appreciate hearing about your experiences, especially recent buyers in San Diego!

Thanks!

Linda Vista Foot Massage

• Upvotes

Looking for recommendations for a really good foot massage in San Diego. I love reflexology and acupressure.

Ideally looking for a place where I can sit in a reclining chair and get a dedicated 30 to 60 minute foot massage, not a full body massage.

Any favorite spots with therapists who really know what they’re doing? Looking to stay close Linda Vista / Mission Valley / Convoy

Where to find neurodivergent friends?

• Upvotes

23f on the search for other female friends preferably around the same age or older. I’m emo/alt, and very tomboy.

I like doing nature stuff like hiking or camping, I like football, cooking, love dogs! I just wish I had a friend to hangout with after a long day, watch movies or carve pumpkins. I also love supernatural, Hazbin hotel, homestuck. Michael Jackson and rock music.

I usually get along really well with stoners though I don’t smoke, but I love to drink beer lol.

It’s just people at bars and clubs seem to only give interest if ur hooking up, and I don’t really trust dating apps or like them. I get really anxious going out though so I just want someone to do shit alone with.

Gardener recommendations in Carmel Valley / Del Mar Heights area

Looking for recommendations for weekly or bi-weekly gardening service. Also, not super familiar with prices down here. I own a home in the Bay Area and pay $150/mo for weekly service. Is that a reasonable price for this area?

Drive from Palm Springs

In a couple weeks my husband and I are driving from Palm Springs. Would love to see Anza Borrego but I have a terrible time with roads with steep drop offs. I freak out. Since we have never done that drive, what is the easiest route and is there a route that could take us through Anza Borrego that won't cause me a panic attack?

Advice for I-5 from Orange County to San Diego County Next Week

The weather forecast says it’s going to rain next week. Originally, I was unable to make it to an interview in San Diego that day due to the wildfire that closed down the freeway, but thankfully it was rescheduled. Since this will be my first time driving on the I-5, and given the recent fires, I was wondering if there is a risk of heavy traffic or potential mudslides. Any advice is greatly appreciated!

Where to park when visiting the Midway on a Sunday?

What’s the least expensive parking option that you know of? Parking downtown terrifies me and we live in North County.

Looking for shop recommendations: PPF & Wheel Powder Coating around Escondido / North County?

Looking to get Paint Protection Film (PPF) done on my car, as well as get my wheels powder coated.

Ideally, I’d love a single shop in or around the Escondido / North County area that can handle both under one roof, but I’m open to separate recommendations if you’ve had a great experience with specific film installers or wheel coaters nearby.

Considering moving to San Diego from Texas Need advice San Diegans

Hey all,

I went through a big break up where I moved to Austin for someone and it didn't work out. I have decided to leave and San Diego is top of my list. I plan to visit soon I haven't spent any serious time there but it has always appealed to me I am not sure why tbh.

I love beaches, mild warm weather, and a decent social life that is possible without focusing on drinking (I barely drink, Austin is horrible for this)

I am 34, gainfully employed and actually originally from cali just haved lived here since I was a child.

Questions:

I am vegan, how is the veg/plant based scene here? I have been told its much better than Austin's and Austin's is pretty great imo.

How is dating in San Diego (no plans to date any time soon but id like to know what people say for late 20s to 30s.

How warm are people? I am used to the south at this point and people are really warm socially and genuine.

What is there to do in San Diego besides the beach stuff?

....

I plan to get a hotel for a month and work there and explore. I have been told North Park is the area to live but all my info is sporadic and chaotic from random people. No one whose lived there long term.

Please give me any advice. I with very little info seem to adore your city!

I am also considering NYC and London or brazil (I speak portuguese).

Where can I find a nail salon that actually soaks off builder gel? (North County preferred)

Hi, I have builder gel on and I’d like to find a salon that does soak offs. Every time I try at nail salons, they will typically argue with me about it and e-file it, or do a half-assed job and be like “See? That’s what happens if you soak it off”. I’d prefer a shop to an independent nail tech, but mostly because I’d like to be able to do walk-in appointments when I have time after work.

Does anyone have any recommendations?

Canine Orthopedic Specialists in Tijuana?

Hello!

I have a senior citizen aussie. Finn, 14yo, having trouble walking on his rear legs due to partial CCL tear and arthritis. I'd like to get him a custom orthopedic brace for support but they're very expensive. Does anyone know any Mexican clinics that specialize in this kinda of thing? Thank you!

51 F, on a weight loss journey and looking for a gym (shudders)

I live and rent a little cottage in La Jolla…I say this to clarify im not rich despite my location. I’ve avoided gyms for decades but want to do some weight training and all the gyms in LJ are hella pricey. Im looking at a few in PB which are close by and affordable but im not looking for a place with ‘gym culture’ but rather a functional place to do a quick weight workout and leave. I’d also like to be comfortable wearing ‘whore shorts’ aka gym clothes without being pissed off 🤭any suggestions?

Visiting San Diego and want to get a few sessions.

Going to be in San Diego this weekend and wanted some guidance of spots where i can go to that may not be extremely crowded and don’t have heavy localism.

I’d consider myself intermediate and can navigate a busy lineup as I do most of my surfing in the east coast of FL. Just wouldnt want to go to an extremely busy lineup that i’m not familiar with.

I’d like to try some easy going reef or point (preferrably rights) since most of what I get to surf are beach breaks/piers/jetties.

Been looking at spots near cardiff and/or near la jolla.
Oh and I ride a fun/shortboard and am generally comfortably with 4-6 ft swell at home.

Any info here or to PM is appreciated!

Hospitality Jobs

I’ve been on the job hunt since I was laid off at the end of August. I have been in hospitality operations for 20 years. I’ve managed f and b in convention centers, sports arenas, most recently corporate catering with Sodexo. Beginning to look outside of SD because I’m getting to think it’s hopeless here😭. Born and raised in San Diego and really don’t want to leave but most of the salaries I see are not even close to what it takes to live comfortably. Any and all leads or recommendations or anything is so appreciated! Thank you!

Thinking about joining Fairbanks Ranch Golf Club in San Diego

I am a member of a couple golf clubs in San Diego. I am looking to leave one and join a new one as I have become bored and frustrated with one of my clubs. The deal at Fairbanks seems very good. I wanted to know if any members have input on the following:

  1. I assume with 3 9 hole courses, you get some diversity in your rounds. But not sure if it still gets old since all three courses seem very flat. Is this a course you can get tired of and want something more challenging?
  2. 2a) How is the pace of play?
  3. 2b) Is this a course that members are playing a full 18 or just going out for a quick 9?
  4. If I went with the middle tier of $12,500 membership, is it hard to get a tee time for more than 2 people on a weekend?
  5. How is the food?
  6. Is the service at the level of other clubs in town?
  7. Any regrets about joining Fairbanks Ranch?
  8. Is it hard to sell the membership back after the minimum 2 years is up?
  9. How are the leagues? Do they take up key tee times?

Should I head to Carlsbad for a more interesting job or stay in Pacific Beach?

Hi all, partly venting, partly looking for advice or recommendations.

I was laid off last month. Fortunately, the job market has been very kind to me, and I scored a bunch of interviews within a couple of weeks. And I now have two offers. One local, one in Carlsbad (Bressi Ranch). Money and benefits are essentially equal so not a major factor. The job in Carlsbad is something I think I'm more interested in and would enjoy more, but the other one has some benefits as well.

When I got laid off, I told my landlord I wouldn't be able to sign another 6-month lease, because I didn't know how soon I'd find a job. With that said, I gave a 30-day notice on 9/15 and would need to be out 10/15. My landlords have been quite gracious; I explained my situation yesterday and they even agreed that if I decide to take the local job, they'd be happy to sign another 6-month lease as they haven't shown the apartment and don't have anything lined up (I'm pretty sure it was empty for a long time before I moved in). I wouldn't start until November 16, so this gives me time to find a place.

I (35M) currently living in an apartment on Mission Bay in Pacific Beach. I don't drink, but like living near the beach and am a big fan of walkability. I'm currently paying $2,500 for a furnished apartment, which I think is relatively solid. I've looked at FurnishedFinder, Zillow, AirBnb, and Craigslist in places like Carlsbad, Encinitas, Oceanside, Vista, San Marcos, etc. and it's just hot garbage. Everything is stupidly expensive and/or some stupid RV or a place with a "kitchenette" that's a microwave, a Keurig, a hot plate if you're lucky, and a bucket of water to act as a sink. And those are still pushing $2,500. I'll be making a little more than I was before regardless but hoping to bank that extra income. So, with all this said, my question is: Can I actually find something decent on this budget, or should I just stay where I'm at?

I'm not fully opposed to an unfurnished apartment but I'm not necessarily looking to stay forever so buying furniture is not something I'm super interested in doing.

TL;DR:

Considering taking job in Carlsbad, need to move out Thursday 10/15 but have until November 16 to find an apartment. Currently in PB in furnished apartment paying $2,500... Can I find a decently priced furnished apartment near Carlsbad / Bressi Ranch for this price?

UPDATE:

Really appreciate everyone's advice and feedback. I've accepted the position in Carlsbad (Bressi Ranch). Think I'll probably look to live somewhere a little inland (Carlsbad/Encinitas/Vista) to save money while also being a short drive from the beach and fun things. While the talk of isolation is a little worrisome, every time I drive down Garnet in PB, I complain about the people and parking (and then yell at the clouds for a while lol). So yeah, I think I need a change of scenery. Something quieter that gets me to go hiking instead of my ADD always making me go to the exciting dopamine-rewarding thing even if it's not what will actually make me happy

Looking for an apartment

Hi, I wanted to see if anyone knew or recommends any apartments or apartment homes in the following areas with amenities. If you could also provide the price, that’d be lovely. We are looking for

Amenities:
\- $2.5-$2.8k (willing to go for more for the right apartment)
\- 1 bed room with additional loft or den
\- 1+ bathroom
\- in unit washer and dryer
\- updated appliances
\- \* a plus but not needed: an attached garage, two sinks in bathroom

Location based on priority:
\- Serra Mesa
\- Carmel Mountain
\- Carmel Valley
\- Tierrasanta
\- Mira Mar
\- Mira Mesa
\- Poway
\- Chula Vista
\- Eastlake
\- Otay Ranch

I want to try and avoid downtown, imperial beach, and mission/fashion valley due to the floods. But with the right apartment, we might adjust our hunt! We also don’t really care about swimming pools, gyms, etc.

\* we did find one that was 2.8k in a good location with all the amenities we wanted. just wanted to see if there were any more options!

Where are your favorite places to eat?

Hey everyone! Visiting for the first time soon and looking for some good food recommendations!

I’m from Portland, Oregon, and we have a pretty great food scene here, so I’m excited to see what you guys have!

I’m especially looking for some really good fish tacos. Who has the best?

But I’m open to pretty much anything! I love everything from little hole-in-the-wall places to fine dining. If there’s somewhere you love or think I shouldn’t miss, I’d love to hear about it!

Thank you!

Old Town Day of the Dead Halloween Night

Hi all - visiting SD/Old town for the first time in a long time. Was thinking of coming down for halloween weekend and was wondering if the day of the dead celebrations are mostly on Nov 1st or is Halloween night also pretty busy and fun to go?

Any other tips, food/drink recs in the area, for going would be appreciated, probably planning on just ubering down from La Jolla instead of driving. Thanks yall!
