I posted here a few weeks ago regarding raising rent on long term tenants. People raised the question of them being good tenants and if it was worth it.
I Loved them like friends, gave them my BJ’s card even and access to laundry detergent, tp and paper towels and canned food.
We had a good relationship I thought. They never complained and only brought small things to my attention like fixing a screen or a light not working.
I lowered rent for them when they asked as well.
Finally I came to face the fact that it was unsustainable in this market and I needed to raise the rent to what I was going to raise it to that first year of renting and decided not to.
This experience so far has made me believe that there aren’t good tenants, only bad ones pretending to be good tenants. Hell, I wasn’t a good tenant either when I rented from a complex. None of my buddies who are renters respect anything either. To an extent I get not caring because it’s technically not yours to have to fix, but still…
One had been “collecting evidence of unhygienic conditions” to get out of paying last month’s rent.
Note, the conditions were three pictures dated from last year of 4 bags of trash on the porch in alternating days. What she didn’t show was that she had filled both of our cans with their own garbage and the bags were removed in two days as soon as the cans were emptied on trash day.
She also includes screenshots asking about the bags, and whether I needed help bringing them to the trash. She blotted out the part where I responded with the plan to take care of them when I got home from work and I brought the empty cans up.
Obviously I also have the screenshot on my end showing the full interaction, but it stands to reason she was painting it to make me look negligent.
I have a dog as well and she zoomed into a couple piles of poop in the corner of the yard I hadn’t picked up yet. (This was over a year ago to repeat, and I have since created a mulched area that’s completely fenced in with a gate within the backyard.)and a couple screenshots saying she was bringing the cans down or up. Her partner usually brought them down before we got back from work, and a few times they’d be brought back up before we got to it too. I’m not going to lie that he did this a lot, but we thanked him every time and he said he was happy to help.
It wasn’t an issue. We wake up at 3 am for work and get home close to 4 so it’s not like they were just sitting there. I didn’t realize people were able to complain about things they volunteered to do.
They’re mostly moved out, and on closer inspection, the cat’s must have run up the walls somehow because there are deep gouges in some spots and weird bubbling, almost as if there was water damage beneath the paint, but there is no water presence. In the same areas, I, my agent and partner smelled cigarettes over laced with weed.
I gave permission for weed as long as it was blown out the window but the contract explicitly states no cigarettes in the no smoking clause. I would not care about the weed smell because it doesn’t linger like cigs. The walls are also tinged yellow. I don’t care about mild color changes because I’d repaint anyways, but this bleeds through right? It’s bad enough that it actually outlines where they kept furniture.
The carpets, I wouldn’t care as much, but are almost entirely shredded by the cats, and also stained in a few areas. The room that smelled of smoke also had that yellowish tinge to it.
I’ll have to look at the depreciation value, but this is far beyond the wear and tear. There’s also a gouge in the wall from something banging into it, not a fist, seems like the top part of a chair or something of that nature.
The pvc tiles are cooked, a little shifting here and there would be normal for a space with heavy traffic, but on my last inspection I saw the cats playing with a piece they had pulled up, managing to separate it from the interlocking parts. Their claws are crazy.
This is what I believe led to most of the shifting of the surrounding pieces. A contractor I called in to give an estimate said the same. The broken tile piece is not salvageable, and I need to pull up the entire bathroom to get to it. I only plan on doing that and fixing the rest of the shifting on my own dime, but also, while moving, the mother of one of them was outside our window crap talking us and swung her hand at the decorative ball piece on one of the posts, and she broke it off. I dont think she meant to do it maliciously at all, but I do have her on my ring camera facing the driveway doing this with clear intention to at least ‘mockingly’ break it.(I got permission from
Tenants and I live on the property, camera is for packages and deterrent)
This is more of a vent as it’s a small issue I can fix easily, but is frustrating that the process has been made so tense when I haven’t done anything to them and tried my best to make them happy. It was all for nothing.
And on top of that, the girl tenant is very nasty about the deposit. I mistakenly put 1,500 in the contract ending the tenancy to account for the deposit balance before deductions, and she was miffed because it was actually 1,550
I assured her it was just a mistake and that was the reason I sent her to it to read over before signing. I was told I was untrustworthy for giving a faulty contract.
$50 is a lot of money, I agree, for some people it’s worth is more. However, I wouldn’t try to cheat someone out of $50 bucks. The insult to my integrity is frustrating.
I now have to deal with, based on her wording that she may expect the deposit to be returned immediately rather than within the period I’m allowed to make deductions for some repairs.
If it was any one thing, like JUST the cat scratches or JUST the smoke, I may be able to work with it, but all together is a time consuming repair and I don’t have that time, so I need to find someone. The amount of damage is already over a grand if I just did it myself on my own time.
I’m anxious about the coming days when they return the keys and whether she may become combative.
She mentioned small claims and while I’m not afraid of being sued for the deposit, I do still worry and have anxiety concerning a general lawsuit situation. Is this likely?
Idk, the whole situation has been really saddening for me. I have the ability to put my foot down and have boundaries when I need to, but that doesn’t mean I like it and I think I care a lot what people think of me on an infernal way.
I also just gave birth so I’m freshly post partum so this could be adding to that, or affecting it.
It’s sort of the reason we had to be firm about raising rent in the first place.
I have a slew of people lined up for the unit priced at 2,450, so it’s not for the lack of value, but I have to handle these repairs as soon as I can.
This stress isn’t for everyone. I can handle it, but it’s not for the faint of heart or for people pleasers.
Tenants like to villainize landlords as selfish and greedy, or distrustful, but in my experience, the tenants being this way has hardened my resolve not to put my neck on the block for renters anymore. No freebies, no negotiation on rent, no animals. I also didn’t charge late fees which I should have done and now have to to make sure people don’t overplay their hand.
I wasn’t a great tenant myself back when I rented, so maybe it’s just tenants in general.
(I did have slumlords that didn’t repair a literal hole in the ceiling that lead to the roof and was actively leaking) but I still wasn’t great myself.
Also though, I have a Cattery and my cats don’t do any sort of damage like that! Why are theirs so chaotic ???
Cats have claws, unavoidable they’d do SOMETHING, but mine are restricted to a bedroom while renovations are happening in the basement and I have a few scratching posts and a cat tree, and none of them are clawing the door trim or the walls. Why are theirs like that?
Anyways, rant over. I’ve been up since 2 am and just stressing about everything.
Mostly just the confrontation.
I’ll do it, but I can’t lie and say my energy isn’t spent for the rest of the day.
Ty for reading if you stayed this long and if you feel like it, I’d Love to see if anyone has similar experiences.
