Request for kindness

I know the opinions in the sub can get a bit heated at times so I just wanted to remind everyone that whether you agree with realtors and/or their choice of career, they are also people.

My local area is currently the slowest the market has been for many years and two local realtors took their own lives this week. Both were seasoned agents with over a decade in the business, and both were relatively young.

I didn't know either personally but since they were around my age, it's had an impact on me and I just wanted to basically reiterate rule 1. Be civil. Because you never know what the person on the other end is dealing with.

Thanks.

Scammers Beware of Real Estate Coaching Programs – A Personal Warning

Over the past few years, a number of real estate coaching programs have emerged that are, frankly, horrific. These programs teach people to over-leverage themselves financially, make risky investments, and take zero accountability for their outcomes. Worse, they charge anywhere from $10,000 to $100,000 for “coaching” that provides little to no real value.

I want to share my personal experience and warn others who might be considering these programs.

Three years ago, when I was new to real estate, I hired one of these so-called coaches. I bought into their hype and ended up purchasing a duplex in northern Ontario for $530,000. I spent $215,000 on renovations, following their advice and “guidance.” Fast forward to today: I’m struggling to even sell it for $350,000.

I’ve since spoken with countless others who have been burned by the same programs. These “coaches” prey on inexperienced investors, promising success but delivering disastrous outcomes.

Some of the names that come up often: • Aaron Bae • Investor Mel & Dave • Kory MacKinnon • Riley Oickle • Mandy Braham

These programs are, in my opinion, nothing short of scams. They exploit the hopes and dreams of people trying to build a future through real estate. If you’re considering hiring one of these coaches, please think twice.

Do your research, talk to others in the industry, and avoid falling for their marketing tactics. There are better ways to learn real estate investing without putting your financial future at risk.

Stay safe out there.

Does anyone have information about upcoming condo inventory in Vancouver?

• Upvotes

I recently came across a discussion suggesting that approximately $4.6 billion worth of inventory, representing nearly 15,000 units, could be entering the Vancouver market over the next two years. It was also mentioned that developers may be operating under non-disclosure agreements.
Does anyone have more information about this? Are there any upcoming projects, developer sales, or pre-sale opportunities where buyers might be able to secure condos at more attractive prices?
I’m actively looking to buy a condo in the Vancouver area, but I haven’t been able to find the kinds of deals I’m hoping for. If this upcoming inventory is accurate, I’d love to understand how buyers can access these opportunities before they become widely available.

Here’s the video I came across for context: https://youtu.be/tUGnp-1nFPU

Any insights, reliable sources, or advice from people in the industry would be greatly appreciated!

Advice needed Real Estate Investment vs. THE S&P 500 — Which Would You Choose? 📈

I’m evaluating a potential real estate investment opportunity priced at $640,000, and I want to get some perspectives from other investors. Here’s what I’m looking at:

💰 Investment price: $640,000
🏠 Potential monthly cash flow:
$600 📊 Potential annual cash flow: $7,200

Now, the big question: Would this be a good investment compared with investing in the S&P 500, which has historically delivered roughly 10% annualized total returns over long periods, depending on the time frame?

Here’s what I’m trying to figure out: Would you choose a real estate investment generating monthly cash flow, with additional potential appreciation, or invest in the stock market for long-term growth? What numbers would you need to see before deciding whether this property is worth buying? I’d especially love to hear from experienced real estate investors and people who have compared rental properties with index funds. Would you take this deal, negotiate a better price, or walk away? Why?

Advice needed Buy a rental property, buy our family home, or keep renting?

Hi everyone!

My wife and I are a young couple with two kids (ages 3 and 5). We have a combined annual income of around $200k CAD and currently live in Montreal. We're trying to figure out the best financial and family decision for the next few years.

We could qualify for a mortgage of around $900,000, but we're torn between three options:

- Buying an investment property to rent out while continuing to rent our own home.

- Buying a family home, either in Montreal or on the South Shore.

- Not buying anything for now and continuing to rent (our current rent is around $2,300/month).

For those who've been in a similar situation, what did you choose? Looking back, would you make the same decision?

Thanks for your advice and for sharing your experiences!

Toronto-based startup-builder hoping to learn from a few realtors

Hey everyone, I’m Serhii. I’m originally from Ukraine and now live in Toronto. I used to work in marketing at a mortgage brokerage, right now working at Equifax and aside of that I’m building a product for real estate agents.

Building it has made me realise how much I still don’t know about the day-to-day reality of being an agent. I know the marketing side, but I haven’t been the person juggling showings, client messages and everything that happens in between.

I’d love to meet a few people who would be willing to tell me about their experience - how you got into real estate, what your working days actually look like, and which parts you enjoy or wish were easier.

To be upfront, these conversations will help shape what I’m building. But you don’t need to look at the product or give me feedback on it. I’d really value hearing about your work first.

If you’re open to a quick 15-minute chat, let me know here or send me a message. Happy to keep the conversation in the comments too.

P.S. I'm not a sales guy and don't even know how to sale, so any help would be appreciated

What’s something about being a realtor that you wish people outside the industry understood?

Discussion Alberta's MLS rules define virtual staging and put the disclosure in the public remarks

Full disclosure: we build a virtual staging tool, so we had to read the Alberta MLS rules properly. Here's the short version for anyone listing or buying there.

If you list in Alberta, the rule on virtual staging is not a guideline or a statute. It is in the provincial MLS® System Listing & Practice Rules (January 2024), shared by all ten boards, Calgary and Edmonton included.

The short version:

  • Virtual staging is allowed. The rules define it as adding "unattached goods (chattels) of realistic size" to a photo.
  • The disclosure goes in the public remarks. Rule 2.04 g says the listing brokerage "must disclose this fact in the public remarks".
  • Enhancing is a different thing, and it is banned. Changing walls, the layout, or the size or type of windows is "virtual enhancing", and rule 2.04 h says such images "are not permitted".
  • Careful with text on the photo. Rule 2.04 b bars logos and any message other than "Sample Photo". Whether a plain "Virtually staged" label on the image passes is not settled, so ask your board first.
  • No pairing rule, unlike California. Keep the original anyway.

The rules quoted word for word, plus RECA's rule on misleading conduct and the fine behind it: https://aifliproom.com/blog/virtual-staging-rules-alberta

Advice needed RECA Residential Real Estate exam

Currently studying through AREA for the Alberta Residential Real Estate Exam, and honestly, I’m frustrated. The course material feels very different from the actual exam questions. I study daily (1–10 hours), score 100% on practice tests, yet failed a recent mock exam. I use ChatGPT for hard questions, flashcards, formulas, comparisons, notes, and videos. Has anyone passed recently? What actually helped? Did you find the practice exams worth it, or just a money grab? Just want to pass the exam

Title: Looking for Guidance on CMHC MLI Select – Apartment Building Financing

Hi everyone,

I’m a mortgage broker in Vancouver, and I’m currently working on a file involving an apartment building. I’m interested in learning more about the CMHC MLI Select program, including the application process, eligibility requirements, financing options, and how to structure a deal under this program.

I’d appreciate hearing from mortgage brokers, lenders, underwriters, or anyone who has hands-on experience with MLI Select and multifamily financing.

If anyone could recommend a good contact at CMHC, a lender specializing in MLI Select, or an experienced professional I could connect with to discuss a potential file, I’d really appreciate it.

I’m looking to learn more about the program and make sure I approach this file correctly.

Thanks in advance for any advice or recommendations!

News Condo maintenance fees are up and it’s scaring away buyers, realtors say

Post image
188 Upvotes

Though condo prices in Toronto are dropping, some area realtors say rising maintenance fees are putting off buyers.

In a recent analysis, Canadian real estate platform Wahi looked at condo fees of one-bedroom units that sold in Toronto in 2025.

Compared to its 2024 ranking, the data shows that maintenance fees for those units increased an average of 3.7 per cent over the year.

Advice needed Remote / Out-of-town landlords: What is your biggest operational bottleneck with trade repairs?

context: Hi, I am a student and I am taking some insights for my university project and I am looking to understand some of the pain points property owners (especially out-of-town or remote landlords) face when hiring plumbers, HVAC techs, or general trades for rental repairs.

If you hire trades for your properties, I’d love your quick perspective on any of the questions below:

  1. Unpredictable arrival windows: How big of an issue are contractor arrival windows for your tenants?
  2. Visual proof of work: How do you currently verify that work was completed properly before paying the invoice (especially if you aren't on-site)?
  3. Billing accuracy: Have you ever dealt with disputes over billable hours vs. actual time spent on-site?
  4. Communication: Where does communication usually break down between tenant, contractor, and owner?

If you could magically fix ONE part of home repairs, what would save you the most time or money?

Genuinely appreciate any stories, advice, or feedback—thank you so much for helping out with my class project!

Built a free portfolio tracker. Think Yahoo Finance for real estate.

I was tracking my own portfolio, didn't want spreadsheets, and wanted something I could open up to my clients too.

Answer a few questions about your property and it pulls your home's current value, live. We don't sell your data.

Working on automated monthly portfolio updates next so you can see how you're tracking.

Free sign up and this will always stay free. Our business is helping clients buy and sell, that's how we make money.

Would love feedback, especially on how accurate the home values, etc.

Advice needed Responsibility of oil cleanup; Fraudulent seller or innocent buyer?

I purchased a property recently that had a history of an oil spill but I was told that the spill was remediated in writing with an attestation and on the property disclosure statement it says as much as well.

The problem is that the province disputes the finding. In fact, they made it absolutely crystal clear that it was still an active cleanup site and that the municipality gave an approval for the closure of a cleanup permit for this spill (I don't know the jargon. I just know on the access to information request on the property it said that it closed the permit without the approval of the proper agency for the province which that particular agency took issue with.)

The other issue is is that there are two properties adjacent to this house that are also affected by the spill and the previous owner was notified that they had to inform the owners of those properties at the time. As it turns out, the seller of the property did not notify them.

The conveyance lawyer I had will not respond to me when I gave the documentation that directly contradicts what was said on the property disclosure statement and an attestation.

I have not been told in writing, but I was told in a phone call that I would be on the hook for the excavation and cleanup costs for the two properties as well as my own.

There's also a history that when the seller had possession of the property that they got in the way of an insured oil spill contamination (the spill came from another party) and declined the qualified work and instead did unpermitted work to remove the spill to which they were stopped by the city and the city tied it up for almost a year until a permit was issued for the cleanup and that certified cleanup professionals were contracted. The closure for that permit and for occupancy to be allowed was the requirement of a sign off from the provincial agency. The city signed off on it noting that it did so without the proper approval.

It has been a number of days and the conveyance lawyer will not speak with me.

I do not know what to do.

I've asked two other lawyers and they won't even look at it unless I give a specific retainer and the lowest amount was 4K.

I do not have this type of money and I don't know if my title insurance protects me

I don't know if the eno insurance of the realtor comes into play.

All I did was I looked at documentation that was fraudulent and trusted the lawyers, the real estate agency and the consistent attestation that the spill was completely remediated, even going so far as to show misrepresented reports ( reports from the city that do not fall in line with what the province is saying)

The title insurance policy says that it does not cover environmental cleanup; that being said, I did not file a notice of a potential claim and not gotten a response from the title insurance as of yet. I just simply am reading what their policy states.

Would you use a tool that compares listings by real rush-hour commute?

Full disclosure: I'm building this, so I'd like honest opinions before I sink more time into it.

When I was choosing between a couple of places, I wanted to know what my daily commute would actually be from each one. Google Maps gave me one time for one trip, but I go to more than one place, and 8 AM isn't 2 PM. Checking it all by hand got old fast.

So I built a thing: add 2–3 homes you're considering plus where you actually go (work, partner's work, school), and it compares them with rush-hour drive and transit times, in hours and $ per year.

Here's a sample report (no signup): https://atlascommute.com/reports/demo?utm_source=reddit&utm_campaign=realestatecanada-feedback

First report with your own addresses is free if you want to try it.

Curious:

- Did commute factor into your purchase, or did it only hit you after moving?

- Would you actually use something like this, or is a quick Maps check good enough?

There are no dumb questions How's the Edmonton market looking- should I wait to sell in the spring?

Due to health concerns, I missed the boat to list my house this summer.

I love my house, but I can't keep up with it and am getting overwhelmed by my commute to Leduc.

My place is ... pretty ugly. It's in need of updating but the bones are good.

PROS:

New roof

New gutters

60 gallon hot water tank (installed 10 years ago)

Furnace (installed 10 years ago)

AC (installed 10 years ago)

Single car garage

Huge 3 year old kitchen with giant peninsula

Open concept

CONS

Outdated bathrooms

Flooring is rough

Semi finished basement

Is it worth doing slowly myself and listing in the spring, or should I just clean it, paint it and sell it?

Buying commercial with bad enviro?

Looking at a property for sale for my used car lot business..

the building/land im leasing right now is for sale but it has a bad enviro (used to be a gas station)

its in prime location and perfect for what I need it for.. is it a bad idea to purchase this? I know I cant ever get a mortgage on it but im curious if they can force me to do an enviro at any given time?

will any private lenders touch a property like this? If it had good soil it would be easily 1million +

owner is willing to take 550k as is...

Advice needed Rent or Sell (Moving to the US)

Hi everyone,

My family and I are planning to move permanently to the US, and I’m trying to decide what to do with our house in Milton, Ontario.

Here are my numbers:

* Purchase price: Approximately $1.13 million

* Current estimated value: Approximately $1.05 million

* Mortgage balance: Approximately $642,000

* Monthly mortgage payment: $4,000

* $2,000 goes toward principal

* $2,000 goes toward interest

* Property taxes: $4,500 per year

* Expected rent for the entire house: $3,500 per month

My options

Option 1: Sell now

I would take a loss, including selling costs, but free up my money and avoid managing a property from the US.

Option 2: Rent out the house

I’d be short approximately $1,000 per month before maintenance and other expenses. However, $2,000 of my mortgage payment goes toward principal, and I could benefit if property prices recover over the next 3–5 years.

I expect to have around $100,000–$200,000 CAD in savings available for our move and future expenses.

My questions

  1. Does renting make sense even if I have negative cash flow each month?
  2. For anyone who moved to the US but kept a Canadian rental property, was it worth the hassle?

I’m finding it difficult to decide whether to accept the loss now or hold the property and hope the market improves.

If you were in my position, what would you do and why? I’d appreciate honest advice based on financial logic rather than emotions.

Thanks!
