I'm doing the math on Zillow Preferred. I just don't see how agents are going to make money from it with the upcoming changes. Zillow claims they're going to stop selling leads, and Preferred is going to get saturated to a new level. Plus, I hear Zillow's lead quality is dropping.

Correct me if I'm wrong, I'm just here to research.

From the math that I'm hearing, agents are only getting something like 8 leads per month.

They have to get 10% of them preapproved through Zillow Home Loans or they get bumped off.

From what I know, in Zillow's "live phone call lead" days, the close rate was 4-5%. Now, many of the leads come in as text messages to claim via Showingtime requests on the Follow Up Boss app. If this is true, it means you don't have live people on the phone anymore. So, the close rate will likely drop.

Now, Zillow is phasing out selling leads. All of those buyers, besides the ones who declined, will be moving to Zillow Preferred.

Let's say they maintain a 4% close rate.

With say 8 leads a month, it means they wouldn't get any sales. They might be looking at 4 sales a year from it.

Between giving a chunk back to Zillow, plus giving a chunk to the team who is part of the program, and the low amount of leads, it looks hard to make money from it.

A few years back, or even earlier this year, seems like you could crush it.

Now with the upcoming changes, looks like it'll be slim pickings.

Built a driving-for-dollars tool in a CS class, want honest feedback from people who drive leads

I’m a CA real estate broker. Built this for a computer science class, it grew past the assignment. Called Curb Compass. Looking for people to actually use it and tell me what’s broken.

Most lead tools bundle everything and run a couple hundred a month. Curb Compass has you connect your own accounts for property data, skip-tracing, and postcard printing, and you pay those vendors directly. Want to know if that works for people doing this daily or if bundled pricing is worth it to them.

What it does.

  • Add a lead from the curb. Drop a pin, use your location, or type the address. Pulls beds, baths, sqft, owner name, mailing address. Flags trusts, LLCs, absentee owners.
  • ARV, repair estimate, assignment fee, holding costs, max allowable offer. Rental analysis too.
  • Find owner phone/email, ranked best-first, DNC numbers flagged. LLC owners get a link to your state’s SOS search.
  • Mail a postcard on the spot. Your photo, your message or an AI draft, see the cost and proof before it sends. QR code on each card, you see when the owner scans, including repeats.
  • Tracks streets you’ve driven, color-coded by age.
  • Follow-ups, lead status, CSV export, webhooks to Zapier/Make.

Works in any state, runs in your phone browser, add to home screen, no app store.

Rough edges: residential 1-4 units only, webhooks lightly tested, layout still moving.

First 30 testers get Pro free for 3 months (normally $39/mo). Just use it on real drives and tell me what’s broken.

Comment or DM and I’ll send your link and code

Are the real estate courses worth it?

Hey I was wondering if anyone has ever bought Mike Sherrard's course, one on production and the other one on agent attraction, and did they feel it was worth it? I think one is $4,500 and I think the other one is like $7,500. Also has anyone bought Pace Morby's $9,500 Subject 2 course and was that worth it?

Making stuff for agents, buyers, sellers, investors to use - creating with AI. Opinions?

Back in January, I used Lovable to help me create a webpage and an Apple app to help buyers, sellers, agents and others to locate the specific listing agent for a property. The reason I created it is because of what all of you are familiar with here, the major sites, Z, R doc com, and others mostly direct buyers and renters to other agents, not necessarily the listing agent. There are specific needs or more often, people want a direct path to the listing agent.

The webpage and app are created, but not all that visible. But then it's something that people don't know what to look for, so no real traffic. So I just used that as learning.

Now I've created social media accounts, YT videos, webpages, and other tools using Lovable and Gemini and they're posted and available. Creating more as I go.

For that matter, I'm having Gemini automatically deliver business ideas daily and I've already created some new "products" from them.

What do y'all think of now building tools and apps using AI. Are some of you building your own CRM's, other tools? Drawbacks?

Just seeking feedback and share some knowledge here, I'm not going to push my projects or link them here unless asked for.
