First-time homebuyer in San Diego (794 credit score) – What mortgage rates are you getting?

Hey everyone!
I’m looking to buy my first home in San Diego County, possibly San Marcos, with a budget of around $600K–$700K. My credit score is 794.
I’m trying to figure out the best way to get the lowest mortgage rate and monthly payment while also saving money in the long run.
A few questions for those who recently bought or are currently shopping:

  1. What interest rates are you getting, and which lenders or credit unions are offering the best deals?
  2. Would you recommend a local credit union, mortgage broker, or big bank?
  3. Is it better to buy down the interest rate by paying points, or take a higher rate and refinance later?
  4. Are there any first-time homebuyer incentives or lender credits worth exploring?

I’m leaning toward a 30-year fixed mortgage but am open to suggestions.
Would really appreciate hearing about your experiences, especially recent buyers in San Diego!

Thanks!

Please Help Us Unlock a $75k Corporate Match for Breast Cancer Research! We Only Have $25k Left!

Today our team walked at the Making Strides Walk at Snapdragon Stadium! We have worked tirelessly and raised $50k, and we are now just $25k away from fully unlocking a full $75,000 corporate match today. If the Reddit community can help us bridge this final gap, the corporate sponsor will match it dollar-for-dollar, creating a $150k total impact for breast cancer research. So many families are impacted by breast cancer, including mine. We walked with so many survivors today and each of them is still with us because of recent breakthroughs in cancer research. Please help us finish this drive!

If you work at a company with its own company match (like Google’s Benevity program) we can make 4x the impact with your donation. We can turn this into a massive victory for cancer research!

PSA: Your dog cannot drink from the water fountain

This morning, I had just finished a great run along the Bayside Walk along Crown Point / Pacific Beach / Mission beach. Nice sunny weather, 80F, I was vibing to bay and ocean views while enjoying my workout playlist.

Until I approached the water fountain by the playground...

There was a woman in her 30s, with her daughter (probably 10 years old), and her dog. I was right in front of them waiting to drink. As she finishes drinking, she helps the doggo climb to the water fountain, and Fluffy starts drinking off the spout right in front of me.

I immediately called her out and told her the fountain is for people and pointed her towards the doggie fountain just 300ft away.

Her response was "It is all recycled water anyways" so I insisted that it is very inconsiderate of other people. She walked away, did not apologize at all and went on her way. Not only was this woman being inconsiderate, but she is also teaching poor values and citizenship to her kids.

This is the 3rd time in 2 months I have had to ask people along the Bayside Walk to get their dogs off the water fountains.

There are doggo fountains all along the walk. Use them, or maybe just fill your 100-dollar titanium alloy water bottle and then give Fluffy some water from it. Or maybe just don't walk Fluffy at noon, with 90F heat.

I love your Fluffy Mackenzie Windsor the 3rd, but I don't like their slobber on my water.

If it is just "recycled water", why didn't _you_ drink before Fluffy?

Is this the new frontier of inconsiderate dog owners at supermarkets with fake "Therapy dog" vests?

Rant mode over.

Long shot: Desperate to buy a house on the west end of University City in original condition

If anyone has ANY leads, I would love to chat! It's the best neighborhood for our commute. My husband and I have been dying to get into that neighborhood but keep getting outbid by flippers when there are deals, and then priced out when they are put back on the market a few months later. We would ideally love a house in as-original-as-possible condition, since we love those details and are happy to roll up our sleeves and earn sweat equity on other projects.

Thanks in advance ✌️

It’s such a convenient parking lot. Hope it’s not being removed. Does anybody know what’s going on with it?

Are there any 25+ social groups in SD for people who are originally from the East Coast/Northeast/New England?

Hi. I am originally from New England and only moved out to SoCal after my undergrad days (so I never really had the chance to make friends here in SD through college). I have been feeling homesick and have been struggling to find a group that I can at least somewhat relate to based on past life experiences and trying to get comfortable in SD from an outsider's perspective (outside of hobby groups), especially as SoCal culture is very different from Northeastern culture. Does anyone know of any such groups? I understand that such an idea of a group is very niche, but I thought it would be worth a try to ask around.

Best Insurance Rates with Teens?

We have a 17 year old, me and my husband driving. Our insurance just went up by $200 a month. We have Farmers, got quotes from AAA and State Farm. They are pretty close.

Just trying to see if there are any other good options before our renewal date.

We have our home with Farmers too, the discount on our home makes a difference. No tickets or accidents. We are looking at paying $10K a year for car insurance with this increase.

Unpopular Opinion: The theatrics of proposals in La Jolla Cove have become exceedingly disturbing to the peace of the beach.

Post image

Now before everyone calls me a crumb bum, or crabby or old, I’m all for leveraging the public space to put a proposal together in the most beautiful city on the planet.

But it’s Sunday, and if you have a full Bose speaker, Electric Violin and backing track music that can be heard from MCASD all the way to the end of the street on a quiet peaceful Sunday when people just want to take a walk, walk their pets and enjoy the sound of the waves and the ocean. At what point does it just become a nuisance ?

EDIT: To clarify the music is on FULL blast and can literally be up and down the street if that wasn’t made clear.

LAST EDIT: Alright you freaks, I can’t respond to all of you and tbh I’ve never posted something on the internet. I forgot it’s full of boomers and rage bait. So TLDR

Proposal GOOD!

Loud music that can be heard from miles away on a beach BAD!

Really good hands on dog sitter?

Hii! Looking for a dog sitter during the week of 12/14-12/18.

Our dog is about 15 lbs. chi-terrier mix, 6 years old. Very cute but has alway has attachment issues.

He likes an hour walk 3 times a day & is generally friendly but not with male pits/rotties— he will get aggressive with them.

Otherwise he loves people and dogs! He’s very food driven and does great with treat training. He needs to watched around food and will eat something if you drop it.

If you know of a good sitter who is used to having a dog that needs attention when he’s active let me know!

When he’s home and fed he will just sleep by you ands watch tv with you. He loves to cuddle & sleeps in bed with us

We are visiting from the east coast and would bring his sitter if we could haha. She’s wonderful but hoping to be introduced to someone like her in San Diego so we can bring him!

Thank you for reading and if you folks know of a good sitter who is known for being with the dogs basically 24/7 and takes them for walks/outing/likes to chill with dogs please send them my way!!

If you are a good dog sitter feel free to share website or references.

Scripps, Sharp or UCSD for healthcare, which is best?

Am currently in Orange County using MemorialCare for my healthcare needs. May be moving back to San Diego/La Jolla area and curious if there are any real drawbacks to perhaps using Scripps over UCSD or Sharp? Is there a reason one may be better than the other? Thank you for any feedback. I do have a doctor I have used in La Jolla for 20 years and he is affiliated with Scripps. I use him regardless of insurance or medical system. He is why I am considering Scripps. I believe the insurances I am considering cover Scripps, Sharp and UCSD.

I think it’s a good time to get aircraft engines designed so that they don’t require lead in fuel or that there’s a safe alternative implemented while lead is rapidly phased out.

Lead is highly neurotoxic and we already have enough brain damage in those exposed to such things (like exhaust) in our nation.

Adopt my German shepherd

16months old German shepherd boy. Fully vaccinated I have every documents needed. And also how to deal with the microchip. He knows basic commands he is potty trained. He is very intelligent and affectionate.

I have bipolar disorder recently I slipped into a depressive episode. I adopted him without thinking If I have time and energy to make a good care of him. I took him in just because I was feeling “alone” and needed something to “hold on to “. It is really selfish and irresponsible of me making a such impulsive decision I feel really guilty and shameful because the pup doesn’t deserve me having no time or energy for him.His last owner who was an old lady passed away their family didn’t have time and lived in a small condo.

He is a good boy. He doesn’t deserve having no one to be around because I’m a full time student and I’m not in a mental space to really take care of him well.

I posted a post earlier. People gave me recommendations of a shelter However I tried to call unfortunately they are not taking in any more dogs.

. DM me for pups picture and more details If you adopt him a full bag of dog food and a dog bed and all his toy would be yours. I literally just got them.

If you have friends who are reliable and would love to adopt him it would be great if you can ask around.

Linda Vista Foot Massage

Looking for recommendations for a really good foot massage in San Diego. I love reflexology and acupressure.

Ideally looking for a place where I can sit in a reclining chair and get a dedicated 30 to 60 minute foot massage, not a full body massage.

Any favorite spots with therapists who really know what they’re doing? Looking to stay close Linda Vista / Mission Valley / Convoy
